What You’ll Do As Project Manager you’ll own the customer journey and project lifecycle. Key responsibilities include: Lead residential construction projects from design through closeout Drive the design phase by running design review meetings and coordinating draftsmen and selections Provide at least two budget updates before permit submission Manage permits end-to-end: paperwork, RFC tracking, plan revisions, and ongoing client updates Finalize contracts by completing a 95% budget revision and reviewing scope/sub pricing with ownership Execute construction agreements prior to breaking ground Collect 25% deposits and ensure projects are properly set up in Buildertrend Build schedules alongside the Superintendent and confirm accurate cost code PO setup Coordinate subcontractors and procurement: subcontracts, insurance verification, and long-lead ordering Monitor construction progress against baseline schedules and adjust proactively Maintain Buildertrend documentation including photos, change orders, permit documents, and project updates Complete monthly Budget Maintenance Sheets (BMS) Prepare and submit owner invoices in AIA format and coordinate with the Bookkeeper for processing Lead closeout: punchlists, warranties, CO/Certificate of Completion documentation, and owner handoff Proactively identify risk, solve problems early, and maintain consistent, empathetic client communication Quarterly Key Performance Indicators You’ll be measured against clear, achievable KPIs aligned to our growth goals. These 6 KPIs will remain consistent, however the actual number to be achieved for each quarter will vary based on project load and current project status. Complete "x" designs per quarter Receive "x" permit approvals per quarter Execute "x" construction agreements per quarter Collect 25% deposit on "x" projects per quarter Advance "x" projects from groundbreaking to approved insulation inspection per quarter Receive Certificate Of Occupancy (CO) on "x" projects per quarter About Us Cask Construction is a Saint Petersburg-based residential construction company built on craftsmanship, clear communication, and a best-in-class owner experience.
